Measure the roof

Tracing a roof outline over an aerial photo
Trace the outline over an aerial, a satellite image, a blueprint or a PDF plan.

Load a picture of the roof and set the scale from one length you know. Trace the outline, mark each edge as an eave, rake, hip, valley, ridge or wall, type the pitch, and the roof geometry engine builds the roof in three dimensions. Every facet gets a number, an area true to the slope, and its lines measured on the slope rather than in plan. A roof with two or three pitches, a kick at the porch, a popped gable and a couple of dormers is an ordinary morning, not a special case.

Have an EagleView report already? Import the XML or JSON and the roof lands built, with every line marked and checked against the report's own totals.

Why measure in the estimator? A per-report measurement service gives you a square-foot number and a line table. Measuring inside the pricer means the drawing and the price are one thing: change a pitch, add a dormer, fix an eave, and every number downstream follows.

Lay the roofing, count the pieces

Roofing courses laid across every facet of the roof drawing
Every course and every panel is laid on each facet, so the count is the real count.

Pick the roofing for each roof on the job: architectural or 3-tab shingles, concrete or clay tile, standing seam, exposed-fastener metal, or your own product with its own exposure and width. The program lays every course or panel on every facet, counts whole pieces and cut pieces, and sums the squares to buy. No waste percentage to argue about. Metal jobs get the panel runout list and the cut list by facet for the shop.

Each roofing type carries its own underlayment, ice and water shield for the valleys and hips, starter, drip edge, ridge cap, fasteners by the bag, and the flashing for each of the twelve roof lines.

Price it with your numbers

Materials and labor price sheet with the contractor's own costs
Your material costs, your labor rates, your markup. Nothing fetched from a supplier.

Material unit costs, labor per square for tear-off and install, steep-pitch extras by the facet's own pitch, markup, sales commission, sales tax, and pass-through costs like the dumpster and the permit are all yours to set and keep. Change a cost once and every job after it uses the new number. The price breaks down to materials, labor, overhead and profit so you can see what you are quoting before the customer does.

Print the proposal and the ticket

One-page install ticket listing materials, fasteners, flashings and labor for the crew
The crew gets one page: every material, every bag, every flashing run.

The customer gets a proposal with the roof picture, your company header, the roofing, the warranty and the price. The crew gets the install ticket with every material quantity, bags of fasteners with piece counts, flashing runs and labor. The shop gets the cut list. The same drawing feeds all three, so none of them can disagree.

Questions

What is roof estimating software?

Roof estimating software turns a roof into a price. It measures the roof, figures the squares of roofing and the feet of every roof line, counts the materials and the labor at the contractor's own numbers, and prints the proposal for the customer and the ticket for the crew. All Roof Pricer does all of that in one browser window, from the drawing to the signed proposal.

How does All Roof Pricer measure a roof?

You trace the roof outline over an aerial photo, a satellite image, a blueprint or a PDF plan, set the scale from one known length, and mark each edge as an eave, rake, hip, valley, ridge or wall. The roof geometry engine builds the roof in 3D from the outline and the pitches, so every facet area and every line length comes out true to the slope. An EagleView report can also be imported and lands already built.

Does it figure waste, or does it count the actual pieces?

It counts the pieces. Every course of shingles or tile and every metal panel is laid on each facet, so the squares to buy, the cut pieces and the panel runout list come from the real layout rather than a guessed waste percentage.

Can it price metal, tile and shingles on one roof?

Yes. Each roof on a job carries its own roofing type with its own underlayment, fasteners, flashings and labor rates. A house with a shingle main roof and a standing-seam porch prices as one job with both material lists.

Whose prices does it use?

Yours. Every material cost, labor rate, markup, commission, tax rate and pass-through cost is yours to set in the pricer. The program never fetches prices from a supplier or a national average.

How much does roof estimating software cost?

All Roof Pricer plans start at $99 a month for 100 priced roofs, with a 7-day free trial and no credit card to start. Revisions of a roof you already priced are free.
